Installations and construction: this is how you coordinate the construction plan

Avoid that pipe routes, equipment and openings are only discussed after the structural design.

The short answer

Avoid that pipe routes, equipment and openings are only discussed after the structural design.

Why installations belong early in the design

A heat pump, ventilation system or new bathroom affects more than the installation itself. Equipment adds weight, services need space and openings can interrupt structural members. Identify the systems and main service routes during design. The installer provides the system data, while the structural engineer assesses the relevant load-bearing structure. The architectural designer coordinates space, moisture, noise and finishes.

What device and setup data do you collect?

Request product sheets with dimensions, weights, support points and mounting details. Indicate whether the weight corresponds to an empty device or to the usage situation. Some applications request additional information about vibrations or movement. A general indication such as “a heat pump on the roof” is therefore less useful than a detailed position with relevant data. Also indicate which existing installations will remain in place and which will be added in the long term.

Pipe routes, shafts and recesses

Plot the most important pipeline and canal routes on the current map map and cross section. Mark where they pass through floors, walls or the roof. The required free space may conflict with beams, beams or other components. Have such points agreed before implementation. An opening in a load-bearing part cannot be moved independently because it is easier for the installer to reach it. The chosen solution must be reflected in the documents that all parties use.

Support, sound and maintenance

A structurally suitable support does not necessarily have to be the best total solution. A setup may be unfavorable for maintenance, water drainage, noise or accessibility. Therefore, discuss the terms of each discipline at the same time. Ask who designs the supporting frame, who designs the mountings and what product data is used. Record what information is still provisional. This prevents a frame from being created before the device or setup is sufficiently fixed.

Penetrations through walls and floors

In addition to size and position, the performance of the separating construction also plays a role in a pipe transit. Consider waterproofing, airtightness, sound and possibly fire resistance. The selected seal must match the pipe, substrate and complete structure. Let the responsible parties agree on who will work out and check these details. Save relevant product and implementation data, so that it is clear later which solution has been applied at which location.

Your coordination list for the meeting

Create a single overview with device, location, weight, support points, route of pipes and required openings. Add the latest drawings and note who must provide information for each point. Update the overview if a supplier or model changes. Ask what changes need to be reassessed. A short, up-to-date list of interfaces is more helpful than separate product sheets where it is not clear which design version they belong to.

Your preparation in four steps

  1. Equipment product details
  2. Arrangement and piping plan
  3. Cutouts on the current drawing
  4. Division of tasks for supporting frames and seals

Frequently asked questions on this topic

When do I have my existing flat roof assessed?

In the event of a planned change in weight, use or construction, a targeted assessment is useful. Consider extra insulation, installations, solar panels, a green roof or an opening. Describe the existing and desired structure and indicate known deformations.

Why do drainage and construction belong to the same consultation?

Water that accumulates on a roof can cause additional strain. Drainage and any emergency facilities must therefore be coordinated with the architectural and structural design. The suitable solution depends on the complete roof structure and geometry.
