Estimating a roof structure

Visualize preparation, reinforcement, construction and finishing separately.

The short answer

Visualize preparation, reinforcement, construction and finishing separately.

House with a raised roof and dormer windows

The existing home may require additional work

In addition to the new floor, reinforcement of existing buildings may be necessary. This will only become clear after the assessment. Therefore, include any research and reinforcements as recognizable items in your budget.

Compare complete offers

Check whether delivery takes place shell or finished. Frames, stairs, installations, roof finishing and connections to the existing home must be recognizable in the assignment.

The existing home influences the constructive assignment

In the case of a roof extension, in addition to the design of the new building layer, an assessment of the existing building may also be necessary. Drawings, a site survey or additional investigation may be lacking for this. Ask whether reinforcements, the stair opening and relevant foundation parts are included in the quotation. A starting price is a starting point for a defined assignment; it does not yet provide a total for all technical and construction work.

Compare construction methods on the complete package

Prefab, wood and other construction methods may have different delivery limits. Ask the supplier what calculations and drawings he provides and who assesses the connection to the existing building. Include installation, temporary facilities and possible reinforcements in your comparison. This makes it clear which items belong to the accrual and which should be included elsewhere in the budget.

Your preparation in four steps

  1. Research and design
  2. Possible reinforcements
  3. Casco and assembly
  4. Stairs, installations and finishing

Frequently asked questions on this topic

Is a light roof structure always possible?

A low net weight can be beneficial, but is not an automatic confirmation. Use load, wind, connections, stability and the existing carrying route are also relevant. The structural engineer must determine what information about the home and foundation is required to assess the design.

Which drawings are needed for a roof structure?

Collect the new design and available drawings of the existing foundation, floors, load-bearing walls and roof. Add information about previous breakthroughs and renovations. Indicate which data is missing. The structural engineer then determines whether a site survey or further investigation is necessary.
