Permit and structural calculation

The procedure and the constructive substantiation are two parts of your preparation.

The short answer

The procedure and the constructive substantiation are two parts of your preparation.

Check the plan at your address

Use the Permit Check in the Omgevingsloket (Dutch permit portal) for the proposed activities. Which obligations apply depends on the activity and location. If anything is unclear, ask the municipality for clarification.

Technology and spatial rules

Under the Environmental Act, technical and spatial construction are distinguished. One constructieberekening deals with the constructive substantiation; this means that not all other conditions are automatically met.

Make your file appropriate

Have it agreed which documents are required for your project and the relevant procedure. Agree on who submits, who answers questions, and how custom drawings are processed.

Divide the question about rules and the question about safety

A construction plan involves rules for the activity and location as well as technical questions about the building. The outcome of a permit check does not automatically indicate which existing construction parts have been examined. Conversely, a structural calculation does not independently determine whether all necessary permissions are present. Therefore, keep these topics as separate points in your preparation and record who handles which check or application.

Have documents describe the same situation

An application may contain various drawings, explanations and calculations. It helps when sizing, material choices and document revisions are aligned. If the design changes, discuss which parts need to be adjusted and whether this will affect an ongoing project. Please submit any questions from the handling agency in full, including any attachments. This way, the advisor involved can specifically determine what explanation or addition is required.

Check the rules for your own address

Rules and exceptions may depend on location, construction activity and the condition of the building. Therefore, use the current Permit Check with the specific details of your plan. Save the outcome as part of your preparation and discuss any doubts with the municipality or advisor. An example on a website or a permit from the neighbors does not provide certainty about the outcome for your own renovation.

Frequently asked questions on this topic

Are the rear facade opening and extension one calculation?

They can be part of one constructive assignment, but that must be agreed. The opening in the existing facade, the new roof and the foundation influence each other. Therefore, describe the complete plan and ask which existing and new parts are included in the quotation.

Can an extension be built without piles?

The choice of foundation is based on building loads, soil and allowable deformations. The situation of the neighbors or a general construction method is not sufficient justification for your own extension. Share available CPTs and foundation data and discuss what additional information is required for the choice.
