Renovation into an apartment and the homeowners' association

Include common components and decision-making early in your plan.

The short answer

Include common components and decision-making early in your plan.

House with a raised roof and dormer windows

What will your renovation affect?

An intervention in an apartment can affect common parts, such as facade, roof or supporting structure. Which parts are common can be determined from the division pieces, among other things. Have the plan assessed accordingly before agreements with executors become final.

Which coordination helps?

Submit your design, constructive substantiation and proposed work to the relevant contact person within the VvE. Also discuss access, nuisance, recording of the existing condition and handling changes. Permission from the homeowners' association and any municipal procedure are different topics.

Collect building data and appointments

In the case of an apartment, a construction plan may touch on shared structures or other common components. In addition to drawings, collect the division regulations and relevant agreements or decisions. Describe the intervention as specifically as possible, with the floors and connections involved. Submit the same design version to the homeowners' association and advisor. This prevents a constructive assessment from involving a different plan than the plan that is being discussed internally.

Coordinate the implementation with the residents involved

Work may have consequences for accessibility, noise, shared installations or inspection options. Discuss what information is needed from surrounding apartments and who organizes access or coordination. Record contacts and open points. A constructive calculation addresses the agreed technical question; other permissions and implementation agreements must also be arranged for the project.

Your preparation in four steps

  1. Deed of division and regulations
  2. Contact person of the VvE
  3. Description of common parts affected
  4. Available drawings and calculations

Frequently asked questions on this topic

Can I tell from the thickness whether my wall is load-bearing?

Wall thickness is at most an indication. The load-bearing direction of floors, upper building components, previous renovations and the actual support must be considered together. Collect drawings from multiple floors and determine what additional information is needed. Do not start removal based on a knock test or a comparison with another home.

Is the foundation also examined for a load-bearing wall?

That depends on the agreed assignment and the consequences of the breakthrough. A beam can concentrate forces on smaller support points. The underlying construction and foundation may therefore be relevant. Ask explicitly which supports, columns and existing parts are included, so that it is clear where the assessment ends.
